    The most sustainable building is the one that already exists

    We believe in the city already built. A building that has stood for forty years, sometimes a century, has proven what new construction has yet to demonstrate: it is standing, its material is amortised, the neighbourhood has grown around it. Thick walls that naturally temper heat and cold, generous ceiling heights, locations secured at a time when people built where people live: existing buildings offer qualities new construction no longer can.

    Tearing down to rebuild is often a poor calculation. Requalifying is slower, more technical, less spectacular, and it is almost always the right move: for the owner, for the occupant, for the neighbourhood.

    Value lies in use

    An asset is not worth its location and floor area alone: it is worth what it makes possible. A vacant ground floor that becomes a place of care again, an old building that becomes a place of learning or shared living: this transformation of use creates the value we seek.
