IDN Capital structures deal-by-deal operations in Nouvelle-Aquitaine and Occitanie, across two asset types we master operationally: neighbourhood healthcare real estate and shared living. Each operation sits in a dedicated vehicle and is fully managed by our teams, alongside private investors who co-invest with complete discretion.
What we finance
Undervalued existing assets, transformed for a use that justifies them. On the healthcare side: urban ground-floor premises converted into neighbourhood care venues, turnkey practices, day clinics, medical imaging. A tangible asset class, structurally supported by medical demographics. On the shared-living side: buildings repositioned as operated housing, where rental pressure meets new ways of living. In both cases, the same conviction: an asset's value lies in its use, not in its shell.
How we operate
IDN Capital acts as sponsor: one dedicated company per operation, a clear perimeter, no forced pooling. Typical parameters: equity tickets from €150k, target LTV of 65 to 75% depending on the asset, a 4-to-5-year holding horizon. At exit, the property is sold; the operating business remains with the operating company, which carries the story of the place forward.
What we bring to co-investors
Asset sourcing, design, works, management and leasing are handled in-house by the IDN ecosystem. Investors benefit from integrated stewardship from first meeting to exit: you invest, we operate. Target return: around 10% per year on invested capital, generated by the operation of the assets. A target, not a promise: each operation comes with its own documentation, shared directly.
